Coastal Prompt #1: Virtual staging, AI, and California's new photo rule

Tested AI workflows for Orange County real estate agents. One a week. Copy, paste, verify.

Hi,

I'm Derek Earley. I run Staging OC, so I spend a lot of time inside OC listings and talking with the agents who sell them. Coastal Prompt is a short weekly email with one AI workflow that works for a real listing task: the problem, the steps, and the exact prompt to copy.

No hype, and no "AI will replace agents." Just workflows that save you time, with the guardrails you need.

Here's the first one.

Featured workflow: Virtual staging vs. real staging (and the new California disclosure rule)

The problem. AI makes virtual staging cheap and fast. Real staging costs more, but buyers walk into the home they saw online. Picking one for a specific listing is a judgment call, and in California the virtual option now comes with a disclosure requirement you have to get right.

First, the rule (verified)

AB 723 added Business & Professions Code §10140.8 (chaptered October 2025). In plain terms:

Read the statute yourself: https://leginfo.legislature.ca.gov/faces/codes_displaySection.xhtml?lawCode=BPC&sectionNum=10140.8. Check your MLS's photo rules too. This isn't legal advice.

How to decide, step by step

  1. Write down the listing basics: property type, city, approximate price, vacant or occupied, the rooms that need help, your marketing plan (online only, open houses, or both), and the seller's staging budget.
  2. Use the rough guide:
  3. Virtual usually fits vacant homes on a tight budget, online-first marketing, and showing how an awkward room could be used.
  4. Physical usually fits higher-priced homes, listings with lots of showings and open houses, and rooms whose scale is hard to judge in photos.
  5. Hybrid: physically stage the main living areas and virtually stage the secondary bedrooms.
  6. Run the prompt below to get a reasoned recommendation for this listing and a first draft of the disclosure caption.
  7. Keep every original photo. You'll need it for the link or QR code.
  8. Check the caption against the statute and your brokerage's policy before publishing.

Copy-paste prompt

I'm listing a [TYPE] in [CITY], Orange County, list price around [PRICE], currently [VACANT/OCCUPIED]. Rooms: [LIST]. Marketing plan: [ONLINE ONLY / OPEN HOUSES / BOTH]. Budget for staging: [BUDGET].

Give me a short pros/cons comparison of virtual staging, physical staging, and a hybrid for THIS listing, and a recommendation with reasoning. Then draft the on-image disclosure caption I need under California B&P Code 10140.8, with a placeholder for the link/QR code to the unaltered photos. Do not invent statistics.

What to watch for: AI tools sometimes make up numbers (for example, "staged homes sell X% faster"). The prompt tells it not to, but delete any statistic it slips in unless you can source it.

Time saved: you get a reasoned recommendation and a draft caption in one pass instead of piecing them together.

Two quick tips

1. Never paste client data you wouldn't email to a stranger. Before you paste a CMA, contract, or lead list into an AI tool, remove names, phone numbers, emails, and anything else private. Most workflows work just as well with "Seller A" and "123 Main St."

2. Ask it to show its doubts. End any prompt with: "List anything you're unsure about or assumed, so I can verify it." You'll catch made-up details much faster, especially with listing descriptions written from photos.

Your turn: what should AI handle for you?

Hit reply and tell me the one task you'd most like AI to take off your plate. Listing copy, seller updates, open-house follow-up, transaction paperwork, social posts, anything. I read every reply, and the most-requested tasks become upcoming workflows.
