ChatGPT Prompts for Real Estate Agents (15 Copy-Paste Prompts, 2026)

These are the prompts we actually use and test for Orange County listings. Each one is built the same way: give the AI your facts, set rules, and ask it to flag what it isn't sure about.

Listings

1. MLS description from notes

Using ONLY these notes, write MLS remarks under [LIMIT] characters for a home in [CITY].
Lead with the most distinctive feature. No superlatives, no ideal-buyer language.
Banned: stunning, nestled, boasts, oasis. List anything I should verify.
[NOTES]

2. Headline options

Give me 10 listing headlines under 60 characters based on these facts. Mix
feature-led, location-led, and lifestyle-led. No exclamation points. [FACTS]

3. Photo shot list

For a [TYPE] with [FEATURES], give me a prioritized photo shot list of 25 images,
with the best time of day for each exterior shot.

Pricing and sellers

4. CMA to seller summary

Turn this CMA into a one-page plain-English summary: top 3 comps and why,
what the competition tells us, a price range with reasoning. Do not invent data. [CMA]

5. Price-reduction conversation prep

My listing has [DOM] days on market, [SHOWINGS] showings, and this feedback: [FEEDBACK].
Help me prepare a calm, data-led talk with the seller, with 3 options and likely objections.

6. Seller net sheet explainer

Explain each line of this estimated net sheet in one plain sentence for a first-time seller. [LINES]

Buyers and follow-up

7. Open-house follow-up texts

For each visitor below, write a follow-up text under 300 characters that references
what they mentioned and ends with an easy question. [FIRST NAME + NOTE per line]

8. Buyer consult agenda

Build a 45-minute buyer consultation agenda for a first-time buyer in Orange County,
with questions to ask and the documents to bring.

9. Neighborhood comparison (verify everything)

Compare [NEIGHBORHOOD A] and [NEIGHBORHOOD B] in [CITY] on housing type, typical
lot size, commute routes, and amenities. Mark every claim I should verify. Do not rank schools.

Marketing

10. One listing, five posts

From this listing description, write 5 social posts: Instagram, Facebook, LinkedIn,
a 30-second video script, and a just-listed email. Keep facts identical across all. [DESCRIPTION]

11. Market update in plain English

Turn these monthly stats for [CITY] into a 150-word market update for homeowners.
No predictions, no fear language. [STATS]

12. Sphere check-in email

Write a friendly 90-word check-in email to past clients for [SEASON] with one useful
local tip and no sales pitch.

Operations

13. Transaction timeline

Given acceptance on [DATE] with [X]-day contingencies, list key dates and who does what.
Remind me to confirm against the signed contract.

14. Vacant-home prep plan

Build a room-by-room prep plan for a vacant [TYPE] with photos on [DATE] and budget [BUDGET].
Rank which rooms most need furniture to show scale.

15. Fair-housing audit

Review this text and flag any wording that could raise fair-housing concerns, with fixes. [TEXT]

Three rules that make every prompt better

  1. Facts in, facts out. Paste your notes; tell the AI not to add anything.
  2. Ask for flags. End with "list anything I should verify."
  3. Protect client data. Remove names and full addresses unless your tool is approved for it.
