AI Listing Description Generator: A Free Prompt That Works in ChatGPT, Claude, or Gemini
You don't need a paid "listing description generator." The tools you already have (ChatGPT, Claude, Gemini) do the job well if you give them the right structure. Here's a free generator you can copy.
The generator prompt
You are a California listing copywriter.
PROPERTY: [TYPE] in [CITY], Orange County
FACTS: [beds, baths, sq ft, lot, year built, upgrades with years, HOA, amenities]
SELLER FAVORITES: [what the seller loves about the home]
LIMIT: [CHARACTER LIMIT] characters
VOICE: specific, calm, local. Like a smart agent talking, not an ad.
Write:
1) MLS public remarks within the limit.
2) A 2-sentence social caption.
3) 5 headlines under 60 characters.
Rules:
- Use only the facts above. Do not invent views, schools, or distances.
- No ideal-buyer or family-status language.
- Banned words: stunning, nestled, boasts, oasis, gem, dream, must-see.
- End with a list of anything I should verify.
How to get better results
- Add photos. Tools that accept images will pick up finishes and layout. Ask them to list photo details they weren't sure about.
- Give a voice sample. Paste a description you wrote and liked; ask it to match the rhythm.
- Run an audit pass. Ask: "Flag any claim not in my facts and any fair-housing concern."
- Count characters yourself. AI tools often miss character limits. Paste into a counter before submitting to the MLS.
Before and after
Generic AI output: "Welcome to this stunning 4-bedroom home nestled in a quiet neighborhood, boasting an open floor plan perfect for families."
With the generator: "A 2021 kitchen remodel with quartz counters opens to a family room and a covered patio facing a low-maintenance yard. Four bedrooms, three baths, about 2,150 sq ft, on a cul-de-sac in Mission Viejo."
The second one is specific, verifiable, and avoids "perfect for families."
Disclosure reminder for California
If you pair the description with virtually staged or AI-edited photos, California B&P Code §10140.8 requires a conspicuous statement that the image is altered and a link or QR code to the original. See Issue #1.
