AI CMA Summary Prompt: Turn a Comparative Market Analysis into a Seller-Ready Page
Your CMA is accurate. The problem is that sellers skim it. An AI tool can turn the data you already have into a one-page summary in plain English, without changing a single number.
The prompt
Here is my CMA for a [BEDS]/[BATHS], about [SQ FT] sq ft, in [NEIGHBORHOOD], [CITY].
Write a one-page seller summary:
1) The 3 most comparable sold homes and why each matters (one sentence each).
2) What active and pending listings tell us about competition.
3) A recommended list price range with my reasoning.
4) Two questions this seller will likely ask, with honest short answers.
Use only the data I provide. Do not invent comps, adjustments, or trends.
If data is missing, list it at the end.
[PASTE: price, $/sq ft, DOM, beds/baths, sq ft, condition notes for each comp]
Tips
- Remove client names and full addresses before pasting into a consumer AI tool.
- Ask for a version for the second-guessing seller: "Add a short section on why the highest nearby sale isn't the right comp."
- Check every number against your MLS export. AI can transpose figures.
Pair it with a pricing conversation prompt
The seller wants to list at [PRICE], above my range of [RANGE]. Help me prepare a calm,
data-based conversation with three options and the trade-offs of each.
